When an empty nest couple (and devoted grandparents!) began planning a detached garage addition on their 16 acre Lake Lewisville property, the project soon became something much more meaningful: a fully realized guest house designed for the family and friends they love to host.

Referred by a past client, they came to Delaney’s Design feeling overwhelmed by the decisions that come with new construction. By the time we joined the project, framing had already begun, which made our role especially important. We guided structural layouts, storage planning, electrical and plumbing decisions, material selections, and construction details before the walls were closed.

Inside the guest house, every square foot needed to work beautifully. We used challenging rooflines and hidden wall space to create custom storage, a walk in closet, and a concealed laundry area. We also repurposed luxury appliances and natural stone from the main kitchen remodel, bringing high quality materials into the guest house while reducing waste and passing cost savings along to the client.

In the main home, we transformed a 25 year old kitchen and great room from a disconnected layout into a more open, functional, and elevated gathering space. Strategic layout changes improved the traffic flow, expanded the cooking zone, concealed the 72 inch refrigerator and freezer columns behind custom cabinetry, and introduced layered lighting for warmth, depth, and everyday ease.

The finished result is a guest house, kitchen, and great room designed for the way this family truly lives: cooking for two, hosting many welcoming extended family members, and creating a home where every gathering feels comfortable, thoughtful, and beautifully prepared.
